Selling Real Estate is a complex process that involves strong emotions for both seller and buyer. Sellers usually excessively love their home and want top dollar for every bit of it; and buyers want to find a home they can love, while paying the very least for it.
Most home sellers do not have a marketing background and therefore are usually unable to view, prepare and present their home appropriately, to maximize the value and benefits that are meaningful to prospective buyers. Even where a seller has some marketing awareness, either from their own background or with the guidance of a realtor, they both may often lack a basic decorating sense. Moreover, sellers usually have an inability to sufficiently distance themselves from the emotions they have for the home that they own, love and have lived in (with all those wonderful memories). Add to this the fact that they may have already moved outside of the area - or to their new home - and you have the potential for an overwhelming and less than optimal sales situation. This can all result in selling the property for less (or not at all) simply because it does not show well.
So to summarize, sellers are usually unable to correctly visualize and present their home for the buyer who will pay the highest price. In turn, very capable buyers pass-up the property or become discouraged when they see it - unable to find the emotional linkage that is necessary for them to make an offer - and this is oftentimes simply because of basic things having to do with appearance. The final result is that sellers become frustrated with waiting, only to sell later for much less.
Staging a home is about presenting it optimally and optimistically for the eyes of a specific target buyer. It involves numerous techniques, including at the most basic level, cleaning and organizing cabinets and closets (de-cluttering) to rearranging furniture, creating effective lighting, dressing windows, eliminating odors and much more. The first step is to have some idea about the profile of your likely buyer and their needs, and then to understand that they can be distracted by just about anything - which will impact what if anything they are willing to pay for your home. The simple aim, during the sales process, is to minimize distractions and optimize benefits that are meaningful to the buyer. The house must speak for itself - room by room, obviously, collectively and subconsciously to the buyer's wants and needs.

Unlike when you hire a real estate agent,
our Home Staging service is not part of the actual sales transaction.
We never interact with the sale in anyway, other than to prepare the
home. So if you are selling your home on your own, or have hired a sales
agent, our Home Staging service is the perfect solution to get it ready
to sell at the highest price. And our Home Staging service is not only
for new property listings. Oftentimes, a property has been on the market
for a while and no offers have come in. Sometimes that has to do with
price and exposure, but often it has to do simply with the basic presentation
of the home. Our Home Staging service can be very basic, involving just
a carefully constructed Home Staging Report specifically about your
property, outlining the items we see as potential problems and how to
remedy them. The Home Staging Report includes a lot of great information
that you may be overlooking, as well as a carefully listed recommendations
and cost estimates for the work involved and a proposal for us to do
the work for you -
although you can certainly do everything described
yourself. If you choose
to hire us, our service is fast and comprehensive and includes everything
from cleaning and touch-up finishing to the rearrangement of furnishings
that you already own; or it can involve entire home reworks, involving
cleaning, finishing, organizing and installing decorative furnishings.
Sometimes buyers will even want to purchase the furnishings we install,
and we will prepare a price list for you to present to them.
Our fee structure is very simple and perfect
for every budget. It includes a flat charge for creating a custom Home
Staging Report for your property and a flat hourly charge for implementing
the actual staging work outlined in the Home Staging Report (if you elect
to have us do the work) and a monthly rental charge for furnishings that
may be needed for your home staging. Naturally,
you must also pay for any expendable items required - paint, bulbs,
door knobs, etc.
Most of the time however, the only cost involved is the flat fee for
the Home Staging Report and the flat hourly fee to do the work,
because most homeowners already have what is needed (in terms of furnishings)
to stage their home.

The fee for our Home Staging service is divided into
three basic parts, as follows:
Home Staging
consultation - Home Staging Report 
Visiting your home and assessing what needs to
be done is the essential first step. We will create a detailed Home
Staging Report which is an analysis and plan specifically about your
property. The report is yours to keep and use. The Home Staging Report
contains valuable information about selling your property and the "Core
Requirements" to selling real estate. It will included a careful
analysis of your likely Buyer Profile and their requirements, followed
by an assessment of how your home meets those requirements presently.
A detailed Recommendations list outlines exactly what needs to be
done to get your home in tune with buyer requirements and finally we
include a Proposal to implement the Home Staging work for you. And
at no additional charge you will also receive rough interior floor
plans showing the interior layout of your home along with our suggested
decorative design, so that you can fully visualize and understand our
recommendations.
The Home Staging
Report carries a flat $200
fee. There is nothing more to buy and you can implement
everything yourself, or simply use the floor plans as
a selling tool to help communicate how each room can be decorated
to your buyers. The report can be delivered to you electronically,
via e-mail, as an Acrobat PDF file, or in hardcopy format (or both).
The Home Staging Report is your first step toward getting your property
ready for sale at Full Market Value.
Home Staging
implementation
Once we create a Home Staging Report for you,
the next step is to get it done.
Although the Home Stage Report is completely self-standing, many sellers
just do not have the time and resources to effectively take action
themselves. Therefore, we offer our comprehensive implementation services.
The Home Staging Report will include a detailed section outlining our
Recommendations, followed by a Proposal to do the work. Oftentimes,
this simply involves some quick cleaning, finishing or moving (or removing)
furnishings or quickly changing the general appearance of the inside
or outside of your home using accent pieces.
This professional
service carries a $100
per hour fee, with a one hour minimum. Most home staging
takes an average of three to four hours to complete. For larger projects,
we may offer a flat rate for the entire project. And when we are finished,
we will leave you with a check-list of important things to keep an
eye out for, so that you will be able to maintain and adjust the new
look of your home for buyers.
rental or
purchase of furnishings & expendables
Where furnishings or expendable products are needed
to complete the staging work, we will create an itemized quote for monthly
rental charges (and purchase price) and for the cost of expendables
necessary to complete the project. Expendables are products such as
cleaners, fresheners, light bulbs, etc. needed for the staging project.
